How to use smoke sealant in commercial and multi-unit buildings

Smoke and odor transfer follow unsealed air paths through penetrations, shared-wall transitions, chases, and mechanical areas. Before you apply a smoke sealant, confirm whether the condition is a rated firestop assembly, a shared-wall air path, or a concealed fireblocking gap. That decision separates firestop work from commercial air sealing and approved fireblocking.

Where the smoke and odor transfer starts

Air moves through the openings the assembly leaves behind: sleeves, joints, penetrations, chases, and connected cavities. Start by scanning the conditions most likely to connect one space to another:

  • Pipe sleeves and conduit runs
  • Cable penetrations and duct openings
  • Wall-to-floor and wall-to-ceiling transitions
  • Dropped ceilings and service chases
  • Mechanical-room boundaries with MEP and low-voltage penetrations

Hidden bypasses can matter as much as visible gaps. Chases and ceiling cavities can connect spaces that look separated on the plan. At mechanical-room boundaries, those hidden connections can continue beyond the opening you see.

Before you choose a smoke sealant, trace the opening and identify what it passes through. The assembly tells you what type of sealing work comes next.

The same opening can call for different work. Before you choose sealant or foam, identify whether you are sealing a rated penetration, a shared-wall air path, or a concealed fireblocking gap.

Match the smoke sealant to the assembly

Once you trace the opening, classify the assembly before you choose the material. A sleeve through a rated wall, an air leak at a shared partition, and a concealed fireblocking gap require different sealing decisions.

Sort the conditions by what the opening passes through:

  • Rated firestop work: penetrations or joints in fire separations, firewalls, or other rated assemblies. The listed system design controls the sealant and installation requirements.
  • Shared-wall air sealing: leakage paths that move air between tenant spaces, corridors, service areas, or mechanical zones. These conditions support compartmentalization and tenant comfort, but air sealing cannot replace required firestop work.
  • Concealed fireblocking: hidden framing gaps where fireblocking is required, and foam is allowed by the product scope and project requirements.

General smoke sealant selection still matters. Substrate, joint design, movement, and performance conditions affect product choice.

The assembly tells you the next move: rated firestop sealant, a shared-wall air-sealing detail, or a concealed fireblocking check.

Seal-rated penetrations and fire-separation joints

When you seal a service penetration or joint in a rated fire separation, such as a fire-resistance-rated wall, start with the listed system. In firestop work, a listed system is the tested assembly design in a fire-resistance directory. It tells you what material to use and how to seal the opening.

Use OSI Flameseal Fire, Smoke & Draft Stop Sealant for rated service penetrations and fire-separation joints when that design calls for a firestopping sealant. This non-flammable, latex-based sealant is designed for residential and commercial firestopping applications. It is made for service penetrations and joints in fire separations or firewalls.

Before you install it, use this sequence:

  • Compare the design with the opening in front of you.
  • Clean and dry the surfaces.
  • Confirm the surfaces can support a bonded seal.
  • Install the amount of sealant shown in the design.
  • Allow full cure before paint or finish work.

That keeps the rated smoke sealant work tied to the assembly. 

Use commercial air sealing to reduce shared-wall transfer paths

If an opening falls outside rated firestop work, decide what kind of path you are looking at: a shared-wall air path or a concealed fireblocking gap.

When the path runs through a shared wall, trace where air moves after it passes the visible gap. It may continue through a chase, ceiling space, service cavity, or mechanical boundary before it reaches another space.

For commercial air sealing, follow the air-sealing detail shown for the wall, floor, or mechanical boundary you are working on. Your goal is to close the connected path without changing what the assembly needs to do. Mechanical rooms need a closer look because MEP and low-voltage penetrations often share the same boundary.

When the path enters a rated wall, treat it as firestop work first. When it remains a non-rated shared-wall path, air sealing can reduce routes for smoke, fumes, and nuisance odors between spaces.

Seal concealed fireblocking gaps only where foam is approved

A concealed framing gap calls for a different decision than a shared-wall air path. Before you fill it, confirm that the opening is part of the fireblocking work for that assembly.

Use OSI Fire Block Foam for fireblocking gaps in Type V-A, occupancy group R3 and R5 wood-frame buildings. This low-pressure, minimal-expanding polyurethane foam seals openings in concealed spaces to resist the movement of fire and hot gases.

It is fireblocking foam, not a firestop sealant, and it is not for Type I through Type IV construction.

Fill 1/4" to 1-1/2" gaps where the fireblocking condition calls for foam. Use the OSI QUAD Foam Gun where you need better control, especially in tight framing areas.

After the foam cures, leave it intact. Cutting cured foam can reduce its fireblocking capability.

For rated assemblies or conditions outside this use, follow the applicable firestop requirements and review the product TDS before you install.

FAQs about smoke sealant and commercial air sealing

Can smoke sealant help with odor transfer?

Yes, when the odor follows the same air path the sealant is designed to close. First, identify the assembly. If the opening passes through a rated fire separation, follow the rated firestop design. If it is a non-rated shared-wall path, follow the air-sealing detail for that assembly. Do not treat a smoke sealant as an odor-elimination product.

Can fire block foam be used instead of firestop sealant?

No. Fireblocking foam and firestop sealant are for different conditions. OSI Fire Block Foam is for supporting concealed fireblocking applications in Type V-A, occupancy group R3 and R5 wood-frame buildings. It is not a firestop product, and you should not use it where hourly rated assemblies require firestop products.
