The Process of Developing a New Sealant

When OSI was developing QUAD MAX, input from professionals was the key element to success. The OSI team took the time to understand what pros wanted and needed in a construction sealant. Through several rounds of interviews and repeated lab trials and jobsite testing, it became clear that they needed a sealant that could seal out moisture well, cure fast, remain flexible, adhere to more surfaces, and maintain long-term durability.   The solution was an SMP (Silane Modified Polymers) formulation, using a proprietary base polymer developed in-house that provides chemists and engineers more control over performance than most competitors can achieve.

Why QUAD MAX Excels at Moisture Sealing

For a construction sealant to effectively seal out moisture, it needs to have several key performance characteristics. QUAD MAX is designed for:

Superior Adhesion: On window, door and siding jobs, various substrates need protection from water intrusion. QUAD MAX adheres effectively to a wide range of materials like vinyl, wood, stone, stucco and painted surfaces, maintaining a strong bond even in damp and cold conditions.  Other technologies, including latex, solvents and silicones can often experience limitations in this key performance category – with low adhesion to certain surface types.

Enhanced Flexibility: One of the key qualities that lets an SMP (silane modified polymers) sealant repel moisture is its flexibility. There are many building materials that expand and contract as weather cycles throughout the year. Flexibility is one of the most important factors in maintaining the seal on the building envelope. OSI QUAD MAX was formulated to be a class 50 sealant with five times joint movement capabilities.  It will not dry out or crack over time.

Sustained Durability: Long-term durability is essential for a reliable construction sealant. Every sealant bead on a project needs to perform well on day one and twenty years down the road. One of the best ways for a product to achieve this is by having protection over long-term exposure to the elements. QUAD MAX has enhanced resistance to UV rays, dirt, dust, extreme temperatures, and temperature cycling.  The sealant scores positively in all categories of the ASTM C920 requirements including a “0”, which indicates that no cracking is present on the ASTM C1246 procedure – a test specifically designed to determine how sealants hold up against prolonged heat exposure.

All Weather Sealant Application: Many sealants struggle to perform when applied in cold or moist conditions – sometimes resulting in poor adhesion and prolonged cure times.  In the rain, some formulations get “washed out” or experience subtle deformation that can weaken the cured performance of the bead leaving the joint susceptible to air and moisture infiltration.

QUAD MAX, however, thrives in these conditions, with moisture acting as a catalyst to expedite curing through a chemical reaction.  It has the adhesive strength and body needed to stay in place without sagging, and it also adheres well to both damp and cold surfaces.  OSI QUAD MAX can be used all year long in most weather conditions.

UV and Heat Resistance: Not all sealant technologies have the same resistance to UV exposure. Some technologies like traditional silicones, latex or acrylic sealants lose their color and can even lose structural integrity after prolonged UV and heat exposure. When properly applied, QUAD MAX maintains its structural integrity and resists discoloring or yellowing from UV exposure. The extended lifespan of QUAD MAX also reduces the need for sealant repairs or complete reseal jobs only a few years following the initial install.
